The last 22 months have been some of the wildest in real estate history, as the COVID-19 pandemic accelerated the speed and intensity of recent trends. Home prices surged to record-breaking highs. Interest rates dropped to historic lows. And, amongst it all, the new era of online home buying and selling took further root. On top of that, just about every contemporary macro-economic trend -- from inflation to supply chain woes to labor shortages -- made an appearance in the 2021 housing market, increasing the advantages of existing homeowners, daunting prospective homebuyers and, ultimately, further widening wealth inequality in the US.

Though no one can predict what the next year will bring, we've asked some industry experts to help us read the tea leaves. Perhaps most significantly, home prices are expected to continue to rise, though at a slower rate than last year. As such, the 2022 housing market will present challenges for new buyers looking to get a foothold. For those looking to sell, new technologies like iBuying will continue to streamline and simplify real estate transactions. And existing homeowners will likely have another year to capitalize on rising property values through refinancing -- if they haven't already

Experts also predict an extension of two major 2021 trends: low housing inventory and supply chain issues, both of which will continue to hamstring construction and renovations. Meanwhile, there are two new spectres on the scene: inflation and rising interest rates. "For a homebuyer, 2022 is going to require patience and strategy," said Robert Dietz, chief economist the National Association of Home Builders.

"If you think you're going to wait on the sidelines for the market to cool off, that usually doesn't work," cautions Karan Kaul, senior research associate at the Urban Institute. "Timing" the market is a tricky enterprise, and prices seem unlikely to decrease meaningfully any time soon. 

With the caveat that political and virological developments can wreak havoc on this unpredictable corner of the economy, here are some of the major factors experts see influencing the housing market in 2022. 

Still smoking: Home prices continue to rise

If you already own a home, you're more than likely to be in a fortunate position. Skyrocketing home values have continued to increase equity for homeowners in many US regions throughout the pandemic, according to Dietz. 

Combined with historically low interest rates, a record-breaking number of homeowners were able to tap into their home equity in 2020. As property values surged during the first year of the pandemic, cash-out refinancing levels were at their highest since the 2007 financial crisis.

Of course, this creates a much more difficult situation for prospective homebuyers. And that's unlikely to change much in 2022. Although prices are expected to increase at a lower rate next year, they are expected to continue to rise. And that -- in addition to higher interest rates -- will create considerable headwinds for buyers throughout 2022. 

Clogged supply chains cause more delays

Supply chain disruptions caused by the COVID-19 pandemic continue to delay shipments which impedes new construction. That is only making the market that much more competitive along with the rising price of existing homes across the US. And the number of people looking to buy is also increasing, thanks in large part to millennials entering the housing market in growing numbers.

"We've seen so much interest in buying homes over the past year and a half, it's a bit difficult to project when that is going to lose some steam," according to Robert Heck, vice president of mortgage at Morty, a mortgage-tech start-up. But it's clear there are still plenty of buyers trying to enter the market despite prices continuing to creep up.

"Despite the fact that builder confidence is pretty strong right now, in the short run there is a lack of building materials, higher cost of building materials like lumber, appliances, windows and doors, and even garage doors," said Dietz. And further complicating the picture is a sustained labor shortage, particularly for skilled construction workers.

Delivery delays can extend build time by as much as four to eight weeks for a typical single family home. And if there aren't enough contractors on hand to use those materials once they show up, it's clear that demand will continue to outweigh supply for some time to come.

Macro headwinds: Interest rates and inflation 

Prospective homebuyers will want to keep their eyes on some wonky stuff in 2022. The Federal Reserve announced that it will wind down bond purchasing and look to raise interest rates next year. And higher interest rates will only make things more difficult for those looking to buy, as they raise both the average monthly payment and the total lifetime cost of a mortgage. 

 And don't forget about inflation! That will almost certainly increase both the cost of home building materials and skilled labor. In fact, the National Association of Realtors' anticipates that annual median home prices will increase by 5.7% in 2022.

And yet it's not all doom and gloom. Mortgage interest remains are still quite low. And there are pockets of affordability in many regions of the US, creating a key opportunity for those fortunate enough to be able to work remotely. 

"Mortgage rates are still at historical lows, and it's been harder than ever to predict where things are going thanks to the ongoing COVID-19 pandemic," said Heck.

Tech innovations reshape home buying

Digital lending has already impacted the way Americans shop for homes. The rapid rise of online real estate brokerages and mortgage marketplaces has made it easier than ever to browse properties and finance a home. That's unlikely to change: Almost 40% of millennials said they would feel comfortable buying a home online in a recent Zillow study. 

"Consumers like the ability to bid remotely, and to really take a look at properties and neighborhoods online," said Miriam Moore, division president of default services at ServiceLink, a mortgage transactional services provider. This will likely impact both sides of transactions, as sellers learn to adapt their home's curb appeal to someone looking at it on their phone and buyers (and agents and investors) look for ways to arbitrage the market.

An evolving challenge: Climate change

Perhaps the biggest unknown in real estate is how soon climate change will become the dominant factor. According to experts across the industry, every part of the homebuying process will eventually be affected by changing weather patterns, encroaching shorelines, shifting flood zones and an increasingly complicated insurance marketplace. Case in point: Moore, who is in the mortgage business, has seen an increase in inspections due to weather and fire over the last year.

New construction may prove to be both more energy efficient and more durable in the face of extreme weather. "People want to live in energy efficient homes, but they can only buy them if they exist," said Kaul, at The Urban Institute.

The stakes couldn't be higher. Buying a house remains one of the most reliable ways to build wealth and has long been a key milestone for Americans in establishing long-term financial security. And although interest rates remain as low as ever, given all of the other trends impacting the real estate market in 2022, the balance of power is likely to remain in the hands of sellers.

The prices for nearly everything have ballooned in the past year. Record high inflation means the cost of food, fuel and other everyday essentials has gone up, which has put severe financial pressure on US households, particularly low-income Americans.

And then there's the hidden costs added to your purchase before checkout, or tacked on to the receipt without warning. 

These additional merchant fees are called drip pricing, and they're inflicting pain on our already-stretched wallets. Businesses often claim these fees are the only way to offset the burden of inflation and supply chain shortages. For consumers, it means the things we buy are pricier than they initially appear. 

"Most of the time we find out about these fees when it's time to pay, not before," Ashley Feinstein Gerstley, author of Financial Adulting, told me via email. "Because these fees really run the gamut, you never really know what you are going to get." 

I asked my Instagram followers about these new and surprising fees, and they gave me loads of anecdotes. From restaurants to medical offices to rideshare services, here's a look at some charges that I discovered. 

And I'll offer tips on how to manage these unexpected surcharges.


Restaurants are charging more, and not just for food

Many restaurants are still reeling from a fiscal slump during the first year of the COVID-19 pandemic. Now, with rising food and payroll costs, eateries continue to struggle. "Average small business restaurants run on very tight margins of around 3 to 5% pre-tax," said Hudson Riehle, senior vice president of research with the National Restaurant Association. "The typical restaurant business model is not set up to deal with this sustained and accelerated cost of food and labor, which is putting extraordinary pressure on operators, and indications are these will continue." 

Here are some of the new fees you may see on your restaurant bill: 

Credit card surcharges

Earlierthis spring, major creditcard companies like Mastercard and Visa increased interchange fees, which is what merchants pay to card issuers every time a customer uses a credit card. Also known as "swipe fees," they cost businesses 1.5 to 3% per transaction. They're most challenging for smaller establishments like restaurants, and some are passing this expense on to customers as a percentage of their total bill. 

When Feinstein Gerstley dined out with her family last summer in Sapphire, North Carolina, the restaurant charged a credit card processing fee that she says was not mentioned until the bill arrived: "We were a party of 15 who had drinks, apps, dinner and dessert so the charge was substantial, over $100." Many states permit businesses to pass on their card swipe fees to customers, but they must properly disclose the surcharges on visible signage and their websites. The customer fee also cannot exceed what the business pays to the credit card companies.

Increased labor costs

Back in April, Sarah Morisson saw a $5 surcharge when the bill for her enchiladas arrived at a restaurant in Alpharetta, Georgia. The reason? "Increased labor costs." This may also be called a "kitchen appreciation fee" in some eateries and comes in the form of an added $3 to $5.

Health care charges

Restaurants are competing for workers and offering more benefits as a draw. This added cost may show up on your receipt next time you eat out. In Chicago last month, Rema Shamon noticed a few dollars added to her dining bill labeled "health care for staff." Similarly in West Hollywood, California, Claudia Scott was charged 3% more for "employee health insurance" at a local eatery. 

Add-ons for staff who don't get tips

At a sandwich shop in Portland, Maine, a couple weeks ago, Jennifer Steralacci and a friend paid a $4 fee "for non-tipped staff" -- and that was on top of the gratuity. "I didn't recall seeing anything on the menu that indicated this charge," Steralacci told me.


Rideshare and food delivery apps are charging more for gas

Fees were already climbing because of the pandemic, but as rideshare companies compete to hire drivers, they're luring them with sign-on bonuses and higher pay. That's another reason your rideshare total seems more expensive than ever. On top of that, in March, Uber and Uber Eats announced a new fuel fee to help drivers cover the cost of rising energy prices. 

That'll cost an additional $0.45 or $0.55 on each Uber trip and either $0.35 or $0.45 on each Uber Eats food order, depending on the location. Uber says 100% of that fee goes to drivers.Rival rideshare companyLyft has also announced a 55-cent fuel surcharge. Grocery delivery app Instacart says it's tacking on a new 40-cent fuel fee, too.


Fees at doctors' offices are adding to the shock, too

Increased supply and materials fees

Keep an eye out for this line-item cost at your next medical visit, which ranges in price. In Dallas, Kelsie Whittington got hit with an unusual $18 "supply fee" after her son's routine pediatrician visit in May. The medical office explained that it was for pricier bed covers, needles, gauze and other equipment. 

With insurance companies slow to issue reimbursements, the clinic was having patients eat the cost. "I was a little shocked at first, then empathetic. I needed to pay for my son's health," Whittington said.

Facility fees

While doctors' offices have been charging facility fees since before the pandemic, patients may not know about them until they receive an itemized bill. According to Consumer Reports, facility fees, which typically cover the cost of maintaining the medical office, urgent care center or clinic that's owned by a hospital, can add hundreds of dollars to a bill... and insurance may only partially cover it.


What can you do about all the extra hidden charges?

To minimize the blow of these new fees and surcharges, we need to gather facts and self-advocate. Here are four pieces of advice:

1. Question the fees: We may feel awkward or embarrassed to ask about new and unusual charges. But if a business is not upfront and hasn't disclosed their charges ahead of time, it's within our right to understand and ask questions. We may learn that the fee is justified and we're actually happy to pay it and continue patronizing. In other cases, it may deter us from returning.

2. Ask for a cash discount: Like many gas stations, some restaurants offer cash discounts to help minimize their credit card processing costs. For example, at The Fifth Season restaurant in Port Washington, New York, cash-paying diners receive a 3.5% bill reduction through its Cash Discount Program promoted on the eatery's website. 

Even if not advertised, ask if a business will offer you a cash discount, a win-win for both you and the merchant. I've successfully used this trick at small, independently owned stores, too. 

3. Think twice about using third-party delivery apps: Delivery apps are convenient but they can quickly double the cost of your pizza order after fees, taxes and the suggested 25% tip. Ordering takeout the old-fashioned way by calling the restaurant directly could result in substantial savings. Some eateries may require you to pick up the food, but others may offer free delivery of their own -- just be sure to tip the driver. If you want to stick with third-party deliverers, MealMe helps identify the lowest options by comparing pricing across the board.

4. Vote with your feet: It's our choice where and how to spend, and if paying extra fees is too much to bear, we have the right to walk away and patronize a different business next time. When a restaurant manager refused to remove the surprise credit card surcharge, Feinstein Gerstley said a family member in attendance shared the experience on Yelp. "We definitely didn't return to the restaurant," she said. 

If a charge does not come with any adequate disclosure, the merchant may be in violation of state laws, so consumer advocates recommend filing a complaint with both your credit card issuer and the state attorney general. According to Riehle, "The restaurant industry is very competitive, and operators know that if a consumer's last experience doesn't meet their expectations, they are likely to vote with their feet."

Lovevery Play Kits Reviewed: Are These Subscription Boxes Worth the Money?

I started seeing the Lovevery Play Kit ads almost immediately after I became a mom. The ads showed colorful, aesthetically pleasing baby toys that seemed to be curated around developmental milestones. 

Because my newborn was more of an inanimate blob than I'd expected (they all are, it turns out), I'd been having trouble figuring out what to do with him between nap times. Not only was it kind of boring to try to interact with an inanimate blob, but I also felt the modern parenthood anxiety of milestone-meeting, experience-fostering and lesson-learning bubbling almost from day one. 

My hunch was that I could quell this anxiety by creating and executing daily activities with my baby, almost like a curriculum. That would make maternity leave a lot less boring, too. The problem -- I'm not a trained Montessori teacher or a child development expert. I was also busy nursing, changing, bathing, burping (the baby, not myself) and rocking to spend any time lesson planning for a newborn. Could the Lovevery Play Kits do the heavy lifting for me? (And the better question: Would they be worth the price?)

My colleague Alison DeNisco Rayome and I tested four Lovevery Play Kits with our real kids (The Looker for kids who are 0 to 12 weeks old, The Senser for 5- to 6-month-old kids, The Realist for kids aged 19 to 21 months and The Helper for kids who are 25 to 27 months old) to answer that question. What are Lovevery Play Kits?

Lovevery is a US-based toy company that sells Montessori-inspired subscription boxes focused on "stage-based play." The idea is that kids have different needs at different stages in their development, and the right toys can support those needs. 

The Play Kits (Lovevery's name for its curated subscription boxes) are separated into four buckets by age: 0 to 12 months, 1 year, 2 years and 3 years. Yes, Lovevery is inspired by the Montessori method, which emphasizes independence, STEM skills and toys that develop skills used in real life. That also means you won't find any flashing lights or noisy toys inside your Play Kit. Instead, the toys tend to favor "open-ended play," so kids can continually invent new ways to play with them. How much does a Lovevery Subscription cost?

When you first sign up for a Lovevery subscription, you'll enter your child's birthday (or due date or adjusted age), and Lovevery will suggest a Play Kit to get started with. You can also add a few of the earlier boxes to your initial order, because the toys inside will likely still appeal to older kids. 

Boxes for kids aged 0 to 12 months cost $80 a box and ship every two months. Other ages will get a box every three months for $120 a box. You can also prepay for several boxes at a time, which lowers the cost per box down to as little as $72 for infants or $108 for older kids.

Because you can skip boxes or cancel your subscription at any time, it's easy to buy a one-off box to try it out or to give as a gift. Since the Lovevery website shows what's inside each box before you order, you don't have to buy the ones that don't look as compelling.

Is Lovevery an American company?

Yes, the subscription box company is based in the US. Boise, Idaho, specifically, is the city that the company calls home and it's where the toys are designed. They're manufactured, however, by a network of suppliers throughout Asia.

Testing the Play Kits (with a real baby and toddler!)

  • Sensory links (soft, high-contrast toys that can hook together or on a stroller or play mat)
  • Two black and white card sets (one with simple patterns and one with complex patterns)
  • A standing cardholder (to put the cards in during tummy time) 
  • Black and white mittens (to promote hand discovery and body control) 
  • A wooden book with black and white animal pictures
  • A silicon rattle with a removable ball
  • The parents' play guide

What we liked: 

The double-sided spiral mobile, with high-contrast black and white on one side and colorful circles on the other side, was a big hit with my newborn daughter -- she loved looking at it when we held it up or tied it to her play gym. (Lovevery suggests hanging it over the changing table as a distraction, too.) The black and white cards were a mainstay in her play gym, and the little book seemed to hold her attention more than some of her other high-contrast books did (perhaps because it's "baby's first book made with sustainably harvested wood" and she's a budding environmentalist? Who's to say). 

Not listed on the website, but my kit came with a mug for a parent that reads "The Days Are Long But the Years Are Short." It's not my favorite child-rearing sentiment, though it's proven true for me, but it was nice to have a little gift included.  

The real winner, though, was the parents' play guide. It's difficult to know how to engage with a newborn, but Lovevery gave some practical ideas to align with her weekly development. I found that helpful as a first-time parent who was overly stressed about being able to give her enriching playtime.

What we didn't like:

The sensory links were never a favorite, perhaps because she had several other similar clip-on toys that came with her play mat and and stroller. And while the black and white mittens were a good idea, in theory, the effort it took to get them on and off a squirmy newborn wasn't worth it for me most days.

What we liked:

Once my daughter hit the 6-month mark, the way she played changed dramatically, particularly since she could stay sitting up with little assistance. The spinning rainbow wheel is one of her favorite things to play with, and it keeps her occupied longer than most other toys. Once she got the hang of the magic tissue box, she enjoyed pulling the tissues out of that as well (and using them to chew on and play peek-a-boo with). The tummy time wobbler has been another solid choice both while on her tummy and while sitting up. She still tries to eat that, too, like everything else.

I'll admit, I was a Lovevery skeptic, just given the price tag. But this box convinced me these are great toys that can give your baby plenty of entertainment, and I'm already planning to buy the next one. 

What we didn't like:

The play socks seem like they might have been a bigger hit when she was younger, as she discovered her feet long ago. The rainbow ball is also pretty but only holds so much interest.

What we liked:

The lock box is my 2-year-old son's favorite toy, and the fabric critters have taken up residence inside it. Locking and unlocking each of the doors -- and putting things inside, then taking them out -- has occupied more of his time than pretty much any other toy. Unfortunately, he's now learned how to lock his own bedroom door. Thanks, Lovevery.

The flashlight is easy for a toddler to turn on and off and my son likes to use it to find toys in his bedroom when the lights are off, since he can't reach the light switch. We've also read the included board book, Bea Gets a Checkup, dozens of times and the requests keep coming.

What we didn't like:

The ring chute toy is aesthetically pleasing but it seems to only have one real use, a use my son is not very interested in. Considering how large the toy is, I'd have preferred something with a little more versatility.

What we liked:

My son couldn't get enough of the play sink. Its ingenious design lets you keep the water running without the sink ever overflowing or running out of water. Because it's not hooked up to a waterline (it just recycles the same reservoir through its pump repeatedly), you can't get any dishes clean in it, but my son loved pretending to wash dishes next to me at the real sink while I washed real dishes.

The box arrived just as we were starting to work on learning colors, and the rainbow dot catcher couldn't have been a more perfect toy. My son now knows his colors like the back of his hand, but he still likes to drop the colored wooden discs into their corresponding slots, and he gets a kick out of the quick-release lever.

What we didn't like:

The puzzle and routine cards both seemed a little too advanced for a young 2-year-old. They both also seem like toys you could make yourself, if you had the inclination for DIY.

While we haven't tested one of them yet, the Lovevery Play Kits designed for 3-year-olds all include a similar mix of items as the younger boxes, with more sophisticated, preschool-age appropriate toys and books.

Beyond the Play Kits: The Lovevery app and other products

The Lovevery app requires a subscription to the toy boxes to access (though you can also get the app if you received a box as a gift). Like the parent play guides, I found it to be a great resource for ideas for what to actually do with your baby all day long.

On the Activities tab, you'll see a list of toys from the age-appropriate toy box that you can tap on to get ideas for how to use by the month of your baby's age. There are also suggestions for using toys from prior boxes that are still age-appropriate in new ways. Beyond that, you'll find several other DIY activities to try (at 7 months, things like playing with paper and teaching your baby to clap), which you can check off to keep track of what you've tried. 

The My Baby tab shows what motor, cognitive, communication and social/emotional skills your baby will be learning that month with a pediatrician's video. This section reminded me of a more in-depth What To Expect app. But I appreciated that it makes sure to note that all babies are different to ease the minds of worried parents. An Ask and Learn section lets parents write or search for different questions and topics that Lovevery's developmental psychologists and pediatricians answer. 

If you have the toy boxes, it's worth downloading the app (if you have an iPhone -- there's no Android version) to get the most out of them. 

The other Lovevery product you'll often find on baby registries is The Play Gym. As with all of its products, it's more aesthetically pleasing than many others on the market -- and more expensive, at $140. It's also a bit larger, since it's meant to be used for the baby's entire first year, with relatively tall wooden posts -- so it may not be the best choice for people in apartments or smaller spaces. 

The Play Gym comes with a few toys that my baby loved, including a bell to ring and a crinkly teether. But to be honest, she seemed to get bored more easily on this mat than on the less expensive Skip Hop one I originally registered for, which is decidedly not a Montessori product. I think if I'd been invested in the ecosystem of toy boxes, it might have given us more to do there. 

As with everything else with parenting, it depends on what you want: If you have the resources to invest in the Lovevery system, it's a great choice. But your child will be just fine without it, too.

Is the Lovevery subscription worth it?

If you're looking for a one-off, curated toy box to give as a gift, the Lovevery Play Kits are definitely worth the money. The quality of the toys individually makes the price reasonable, and you get the added bonus of knowing they've been hand-selected by experts. If you can afford it, you likely won't be disappointed. Lovevery knows what it's doing!

As a subscription box, though, the price becomes a bigger concern. Do you need to spend the equivalent of $40 a month on toys (or $36 a month, if you factor in the prepay savings)? One thing to think about: As your child ages, the mystery of how to interact with them naturally dissipates, and they'll likely begin playing with whatever you have lying around the house anyway (including the Play Kit boxes themselves). At this point, an expertly curated toy box becomes even more of a nice-to-have.

And another thing: Between birthdays, holidays and overindulgent grandparents, a lot of children are positively drowning in toys. A monthly box will only worsen the problem of clutter, which goes against the Montessori ethos. According to the Lovevery website, "parents say these are the 'only toys you'll need.'" I'm inclined to agree! But I have no idea how to keep all the other stuff out of my house.

"We did all the research so you don't have to," the company's website also declares. And for those parents who otherwise would spend hours researching developmentally appropriate kids' toys, the statement isn't wrong. But not every parent does -- or should -- fret over toy research. And even for parents experiencing anxiety around optimizing a child's playtime, there are far cheaper ways to fill a toy chest.

Wildfire season has already wiped out more than 5 million acres of land in the US so far this year. With a report of heightened risks of blackouts throughout large parts of the country this summer -- and climate change introducing more frequent and more severe storms -- we wanted to provide an overview of the most common natural disasters in the US. 

Here we'll detail what weather events are most likely to occur, as well as when and where. We'll also share resources on how to prepare for a major climate event and what to do in the aftermath of one. 

Keep in mind that due to the shifting severity of the climate crisis, the "season" for some of these disasters is also evolving. Wildfire season used to generally take place between May and October, but in recent years devastating fires have occurred late in the year and early before the "official" season has begun.

Use this information as a general guide so you can plan ahead where you live -- and know what to expect if you travel to another region in the US during a natural disaster season.

Common natural disasters

Let's explore the most frequent natural disasters in the US, when their seasons typically take place and where they occur. Again, keep in mind that these events can happen at any time of year, but are most active during a particular season. We'll also link to resources detailing how to prepare for one of these weather events, and what to do if one affects your home.

Hurricanes 

Hurricanes, also knowns as tropical cyclones, have slightly different seasons in the US depending on the region, according to the National Oceanic and Atmospheric Administration. On the Atlantic coast, hurricane season begins June 1 and runs through Nov. 30. Eastern Pacific hurricane season lasts a little longer, starting on May 15 and continuing through November. A National Oceanic and Atmospheric Administration report predicts this year's Atlantic season will experience above-average hurricane activity

Floods

Flooding is the most frequent natural disaster in the US, according to Ready.gov, and isn't limited to a particular area or region of the country. Similarly, floods don't take place during a particular season, as rain and snow events can lead to a sudden overflow of water at any time. Flash floods are projected to worsen this century due to climate change, based on an April study published in Nature.

Tornadoes

In the US, tornadoes are most likely to occur in the Southeast and Midwest regions. While there's no set tornado season, the majority take place in the spring and summer, with May being the most active month for tornadoes.

Wildfires 

Wildfires mainly affect the western US, where drought conditions increase the risk. This year, though, we've already had wildfires in states like New Hampshire and Arkansas. New Mexico has been particularly hard-hit this year, with over 600,000 acres lost to wildfires so far. Most wildfires happen between May and October, but have experienced more earlier and later in the season in recent years.

Droughts

Large parts of the western US are currently experiencing drought. The US Drought Monitor lists many of those areas as "severe," "extreme" or "exceptional," with exceptional being the most serious level of drought. The drought conditions in the southwestern US are the worst in over 1,200 years, according to a study by UCLA. Satellite images of Arizona and Utah's Lake Powell show clear signs of the lake's decreasing water levels over time.

Borderline personality disorder, also known as BPD, is a mental health disorder that impacts your ability to regulate your emotions and feelings about yourself and those around you. It affects approximately 14 million Americans. To be clear, it's different from normal fluctuations of emotions and diagnosed variations like bipolar disorder. 

People diagnosed with BPD experience long-term patterns of extreme and unstable emotions that impede their ability to function in everyday life. You can think of BPD as the extremes of everything -- either really good or really bad. The opinions and perceptions of things change extremely fast, leading to impulsiveness in relationships and actions. 

Here's what to know about borderline personality disorder and seeking help.

What causes borderline personality disorder? 

Experts don't fully understand what causes BPD, though current research suggests that genetic, social and environmental factors contribute. Some research investigating twins and families has found that personality disorders may be inherited, or familial relationships may predispose you to BPD.

The next factor is environmental and social influences, especially in early childhood. Traumatic life experiences, like a history of neglect, child abuse or abandonment, can contribute to BPD development. One of the most tangible markers for BPD is the fear of abandonment and the willingness to do anything to stop it. The behaviors taken are extreme, like self-harm or aggressive actions to physically keep a person there. 

Finally, your brain structure may contribute to BPD. Research that studies brain images of those with BPD found that the amygdala and hippocampus -- brain structures crucial for emotional regulation and the fear response -- are smaller than in the average brain.

Signs and symptoms of borderline personality disorder

Borderline personality disorder isn't just a roller coaster of emotions. It fundamentally affects how you interpret your feelings about yourself, your behavior and your relationships with others. While the experience of BPD symptoms will vary by person, there are typical behavioral markers that help therapists diagnose the condition. The Diagnostic and Statistical Manual identifies the symptoms of BPD as:

  • Having an intense fear of being abandoned by friends and family. For many with BPD, perceptions of being left or relationships ending are big triggers. They will frantically try to avoid both real and imagined abandonment. 
  • Significant mood swings can range from happiness to anxiety and irritability. These episodes can last a few hours or as long as a few days. 
  • A history of unstable personal relationships with friends and family members. 
  • Impulsive and risky behavior like binge drinking and eating, quitting a good job, reckless spending and drug use. 
  • Frequent changes in how someone views themselves. Goals and values may change as well. 
  • Self-harm behavior and suicidal threats .
  • Periods of intense anger or bitterness, which can lead to physical fights.

How severely and how often someone may experience these symptoms will depend on the person. 

Borderline personality treatment

The prognosis for borderline personality disorder is pretty good, and even better if you seek treatment. It's essential to see a licensed mental health professional who will complete a comprehensive medical examination.

A therapist can help create an effective treatment plan that includes psychotherapy, medication management or peer counseling. Psychotherapy methods are the primary treatment for BPD, including cognitive behavioral therapy, schema-focused therapy and dialectical behavior therapy. These therapy sessions help you build long-term coping skills you can use to manage your symptoms and reactions to situations. 

Medications may also be a part of the treatment plan for BPD. Mood stabilizers or antidepressants can be prescribed to help offset the extreme mood swings of BPD, though no pill cures symptoms. 

No matter what your treatment plan looks like, the goal of BPD treatments is to help you overcome emotional issues and manage the symptoms of the disorder. 

Borderline personality vs. bipolar disorder

While on the surface, borderline personality disorder and bipolar disorder seem like the same thing because of their shared symptoms, they are two distinct disorders that cannot be lumped together. BPD is a personality disorder, while bipolar disorder is a mood disorder. 

BPD is marked by instability in your emotions and actions, in how you perceive situations and in how others see you. When someone with bipolar disorder isn't in a manic or depressive episode, they have stability that those with BPD do not have. 

Additionally, bipolar disorder is more responsive to medication because it is biologically based. BPD cannot be treated like bipolar disorder because additional psychological factors must be addressed.

Finding help for borderline personality disorder

Living with borderline personality disorder or being the family member of someone who has it can be stressful. When you're in the thick of it, finding help can seem unattainable, especially if you don't know where to start or how to find a therapist. 

If you're looking for a therapist in your area, you can contact your primary care doctor, who will refer you to a mental health professional who's trained to help. When preparing for your appointment, write down your questions beforehand and make sure you have a list of your current medications on hand. You want to bring in as much information as you can. Don't be afraid to ask questions!

Also, it is more than OK to bring a spouse, friend or relative. You should feel empowered to do whatever you need to ensure you're comfortable and in the best position to get help. The prognosis with long-term talk therapy is good, but it improves the more willing you are to accept help.

Self-care tips for borderline personality disorder

The fact is, borderline personality disorder isn't something you get rid of. But it doesn't have to rule your life and wreak havoc on your self-image and relationships. In addition to talk therapy and support from mental health professionals, there are things you can do on a daily basis to take care of yourself. 

  • Set realistic goals. 
  • When you have a big task, break it down into smaller, achievable steps.
  • Make sure your family and friends know what situations or actions may trigger you. They may do things unintentionally, and setting expectations can help avoid those situations entirely. 
  • Allow yourself to seek out things that bring you comfort. That may be a place, people or a certain situation.
  • Integrate exercise into your routine to help reduce stress. 

Borderline personality disorder is a lifelong condition. You shouldn't expect your symptoms to go away or get better overnight. You'll see gradual improvements in your thoughts and actions with therapy and self-care.

What Is Net Metering and How Does It Work?

If you're interested in setting up solar panels at your home, you've likely run into a number of new concepts when it comes to how utilities handle the electricity you'll generate. Perhaps you've run into the term "net metering" otherwise known as "net energy metering" or NEM, a concept unique to commercial and residential areas that generate their own electricity. 

With solar panels, you can generate enough energy to provide electricity to your home and, sometimes, more than you can use or store. When that happens, you can sell that excess electricity to the utility company to distribute elsewhere along the power grid. That process is known as net metering.

How does net metering work?

In states that offer net metering (check here to see if your state qualifies), you can sell your excess solar energy back to your utility company in exchange for credits that offset the cost of your energy usage. You may generate excess solar power when it is clear and sunny out, but see less energy than is necessary to power your home when it is cloudy or rainy. By selling your excess energy back to the utility grid, you'll be able to use the credit to cover the cost for any electricity you need to use. You end up paying only for the "net" energy, or the difference between how much you sold and actually used.

The types of net metering

There are three different models of net metering, and which one is available to you may depend on your state and your utility provider.

Net metering

Net metering is the most common arrangement, and works by selling any surplus power generated by your solar panels to the utility operator in exchange for credits, which offset any electricity you may need to use from the grid. The credit is applied at the retail rate, which means the rate that you pay for electricity. Only one meter is required to track this, though your meter may need to be upgraded when you go solar.

Buy all/sell all

The buy all/sell all model works by selling 100% of the energy that your solar panels generate to the utility company. It is sold at wholesale price, which is cheaper for the purchases. In exchange, you get 100% of your home's energy from the utility company, which you pay the retail rate to use. This requires two separate meters, and you will pay the difference -- if any -- between the amount generated and the amount consumed. It's important to note that under this model, you do not directly consume any of the energy your solar panels generate.

Net billing

Much like net metering, the net billing model allows you to use the electricity generated by your solar panels and sell the excess to the utility company at retail price. Unlike the net metering model, though, you cannot bank credits for future billing cycles. This arrangement is more common for commercial situations than residential ones.

What to consider when it comes to net metering types

In some cases you won't have a choice when it comes to the type of net energy metering arrangement, as utility companies may only offer one option. However, if you can choose, you'll want to keep in mind a couple things.

Net metering is the most common option for a reason: it's the simplest to understand. You get credits for energy sold and those credits are at retail price, meaning they are paid at the same rate that you pay for your electricity. That makes the math simple.

However, that doesn't mean it's the best deal available to you. If you're in a situation where you expect to generate a lot of electricity -- a region where it is sunny most of the time and there isn't much rain or cloud cover to interfere with your panels -- a buy all/sell all option may work better. While you'll be selling at a wholesale rate, meaning it is a lower rate for you since you are acting as a provider, you'll also be selling much more than you otherwise would. All of your solar power generation will be monetized, as opposed to just the excess.

You should also keep in mind other fees associated with net metering. For instance, you may have to pay a connection fee. This is a monthly expense that you pay for connecting to the utility company's grid. It typically isn't much, between $10-20 per month, but it is an expense to keep in mind.

No matter what arrangement ends up working best for you, net energy metering a great way to get the most out of your solar panels. Not only does it allow you to power your own house or pay for your full electricity use, but it also allows you to monetize your energy generation and let others make use of it.

Does your child have sleep apnea? How to tell and what to do

Pediatric sleep apnea is relatively common, affecting from 1 to 4% of kids. Like adults, children with obstructive sleep apnea experience breathing interruptions while sleeping because the muscles in their airways collapse, leading to daytime sleepiness or potential behavioral issues. In the long term, if left untreated, sleep apnea in kids can cause serious health complications like stunted growth or heart issues.  

The good news is that symptoms are pretty mild for most children, and they often outgrow it. Here's what you need to know if you suspect your child might have sleep apnea.

What causes sleep apnea in children? 

There are two main types of sleep apnea in kids -- obstructive sleep apnea and central sleep apnea. With obstructive sleep apnea, the muscles in the airway collapse in on themselves, blocking your child's ability to breathe. Central sleep apnea is when the brain isn't sending the correct signals to the airway muscles.  

We will talk primarily about obstructive sleep apnea, as it is more common than central sleep apnea. There are several causes of sleep apnea in children, like narrow facial bone structures, cleft palate or a high or low muscle tone. 

However, two main factors largely contribute to OSA in children.

Obesity

According to a cross-sectional study of children aged seven to 18, obesity is a significant contributor to sleep apnea. About 44% of children categorized as overweight had OSA compared to 9.1% prevalence in the "normal-weight group." 

Like in adults, obesity is one of the leading risk factors for sleep apnea. It happens because fat deposits collect in the upper respiratory tract, limiting muscle activity. 

Enlarged tonsils and adenoids

Sleep apnea can arise in children because of enlarged tonsils or adenoids. The tonsils are found in the back of the throat and the adenoids in the nasal cavity. If either is enlarged, it can narrow the child's airways, making it difficult for them to breathe while sleeping. The severity of the breathing interruption will depend on the side of the tonsils or adenoids. This doesn't happen to all children, and it's not exactly clear why it happens to some and not others. Exposure to viruses, bacteria or other infections can enlarge tonsils or adenoids. 

Common signs and symptoms of sleep apnea in kids

Your child likely won't be able to tell you what's happening. Generally speaking, they'll fall asleep after any breathing interruptions without knowing they woke up. If your child complains of being tired during the day or their behavior has changed, it's worth noting what happens when they sleep.

Snoring isn't always necessary to diagnose a child with sleep apnea, though it is the most common indicator. However, there are several other signs.

The signs of sleep apnea in kids include:

  • Snoring and gasping for breath at night
  • Mouth breathing or heavy breathing
  • Nighttime sweating
  • Wetting the bed
  • Sleepwalking or night terrors
  • Restless sleep
  • Trouble waking or staying awake
  • Behavioral issues

What happens if pediatric sleep apnea isn't treated?

Just because your child snores it doesn't mean they have sleep apnea. If you suspect they could have it, it's worth looking into. The effects of untreated sleep apnea can be severe -- high blood pressure, the risk of a stroke and heart issues all increase with sleep apnea. 

There are differences between sleep apnea in adults and children -- most of which are highlighted in the side effects of the disorder. Children with sleep apnea will likely exhibit behavioral problems due to their fractured sleep patterns. They may have trouble waking up in the morning, paying attention in school or being hyperactive. If the sleep apnea is left untreated, your child may experience behavioral and learning difficulties.

Treatments for pediatric sleep apnea

After a physical exam and detailed sleep history, a sleep study is best to diagnose pediatric sleep apnea. In a pediatric sleep study, your child's sleep will be monitored in a lab setting where a doctor can note any abnormalities of sleep apnea symptoms. 

Once diagnosed, your child's sleep apnea treatment will typically fall within these three categories. However, special cases may require unique treatment options. 

Surgery

One of the most significant contributing factors to childhood sleep apnea is the enlargement of the tonsils or the adenoids. Your ears, nose and throat doctor may recommend removing one or both to effectively cure obstructive sleep apnea -- surgery results in the elimination of sleep apnea symptoms 70 to 90% of the time. 

After surgery, you should expect a sore throat. Children with sleep apnea who get their tonsils and adenoids out have a higher chance of lower oxygen levels for the first two to three nights after surgery.

Continuous positive airway pressure machine

Your child's doctor may also recommend using a CPAP machine to treat their sleep apnea. CPAP machines constantly blow air into your child's airway, ensuring it doesn't close during the night. While they effectively treat sleep apnea, they do require that your child wear the mask when they sleep. 

Sleeping with a CPAP machine will be an adjustment. We recommend that you slowly introduce the machine. Try it at nap time at first and then for more extended periods each night. This will help them ease into the change and better adapt. 

If your child cannot tolerate a CPAP machine, your doctor may recommend an oral appliance to treat their sleep apnea, which pushes the tongue and jaw forward, expanding their airway through the night. Oral appliances are less effective but are easier for most children to adapt to. This option is generally limited to those who had surgery to remove their tonsils and adenoids, and the sleep apnea persists. 

Diet change

In addition to other treatment options for sleep apnea, lifestyle changes will be recommended for children who are considered overweight. Research has shown that weight loss successfully treats sleep apnea among children. Talk to your doctor about a nutritional and exercise plan that promotes a healthy way to lose weight.

Remember that adequate sleep is a crucial part of weight management. Kids who aren't getting enough sleep have a higher likelihood of gaining weight. A CPAP machine can help give them more restorative sleep to help with weight loss

When should your child see a doctor?

The big, lingering question you have is probably: what should I do first if I think my child has sleep apnea? 

In general, you shouldn't try to self-diagnose your child's sleep apnea. If your child consistently presents any of the symptoms associated with sleep apnea -- snoring, gasping for air or restless sleeping -- you should consult a doctor. It's never too soon to start the conversation. 

Tips to prepare for your appointment:

  • Make sure you bring all the questions you want to be answered. Don't shy away from talking through everything on your mind. 
  • Be ready to explore treatment options you're comfortable with. Express your concerns and hesitations.
