Today's Mortgage Rates for Aug. 23, 2022: 30-Year Fixed Rate Soars Higher

A variety of notable mortgage rates increased today. There's been a staggering gain in 30-year fixed mortgage rates, and 15-year fixed rates cruised higher as well. At the same time, average rates for 5/1 adjustable-rate mortgages also were boosted.

Though mortgage rates have been rather consistently going up since the start of this year, what happens next depends on whether inflation continues to climb or begins to retreat. Interest rates are dynamic and unpredictable -- at least on a daily or weekly basis -- and they respond to a wide variety of economic factors. Right now, they're particularly sensitive to inflation and the prospect of a US recession. With so much uncertainty in the market, if you're looking to buy a home, trying to time the market may not play to your favor. If inflation rises and rates climb, this could translate to higher interest rates and steeper monthly mortgage payments. For this reason, you may have better luck locking in a lower mortgage interest rate sooner rather than later. No matter when you decide to shop for a home, it's always a good idea to seek out multiple lenders to compare rates and fees to find the best mortgage for your specific situation.

30-year fixed-rate mortgages

The 30-year fixed-mortgage rate average is 5.87%, which is an increase of 40 basis points from one week ago. (A basis point is equivalent to 0.01%.) Thirty-year fixed mortgages are the most frequently used loan term. A 30-year fixed mortgage will typically have a higher interest rate than a 15-year fixed rate mortgage -- but also a lower monthly payment. You won't be able to pay off your house as quickly and you'll pay more interest over time, but a 30-year fixed mortgage is a good option if you're looking to minimize your monthly payment.

15-year fixed-rate mortgages

The average rate for a 15-year, fixed mortgage is 5.04%, which is an increase of 17 basis points from the same time last week. You'll definitely have a larger monthly payment with a 15-year fixed mortgage compared to a 30-year fixed mortgage, even if the interest rate and loan amount are the same. However, as long as you can afford the monthly payments, there are several benefits to a 15-year loan. These include typically being able to get a lower interest rate, paying off your mortgage sooner, and paying less total interest in the long run.

5/1 adjustable-rate mortgages

A 5/1 ARM has an average rate of 4.31%, an addition of 9 basis points from the same time last week. For the first five years, you'll typically get a lower interest rate with a 5/1 adjustable-rate mortgage compared to a 30-year fixed mortgage. However, you might end up paying more after that time, depending on the terms of your loan and how the rate shifts with the market rate. If you plan to sell or refinance your house before the rate changes, an ARM may make sense for you. But if that's not the case, you could be on the hook for a significantly higher interest rate if the market rates shift.

Mortgage rate trends

Though mortgage rates were historically low at the beginning of 2022, they have been increasing somewhat steadily since then. The Federal Reserve recently raised interest rates by another 0.75 percentage points in an attempt to curb record-high inflation. The Fed has raised rates a total of four times this year, but inflation still remains high. As a general rule, when inflation is low, mortgage rates tend to be lower. When inflation is high, rates tend to be higher.

Though the Fed does not directly set mortgage rates, the central bank's policy actions influence how much you pay to finance your home loan. If you're looking to buy a house in 2022, keep in mind that the Fed has signaled it will continue to raise rates, and mortgage rates could increase as the year goes on. Whether rates follow their upward projection or begin to level out hinges on if inflation actually slows.

We use rates collected by Bankrate, which is owned by the same parent company as CNET, to track changes in these daily rates. This table summarizes the average rates offered by lenders across the country:

How to find the best mortgage rates

You can get a personalized mortgage rate by reaching out to your local mortgage broker or using an online calculator. In order to find the best home mortgage, you'll need to take into account your goals and overall financial situation. Things that affect what the interest rate you might get on your mortgage include: your credit score, down payment, loan-to-value ratio and your debt-to-income ratio. Having a good credit score, a higher down payment, a low DTI, a low LTV, or any combination of those factors can help you get a lower interest rate. The interest rate isn't the only factor that affects the cost of your home — be sure to also consider other factors such as fees, closing costs, taxes and discount points. You should comparison shop with multiple lenders -- including credit unions and online lenders in addition to local and national banks -- in order to get a mortgage loan that works best for you.

How does the loan term impact my mortgage?

When picking a mortgage, you should consider the loan term, or payment schedule. The most common mortgage terms are 15 years and 30 years, although 10-, 20- and 40-year mortgages also exist. Another important distinction is between fixed-rate and adjustable-rate mortgages. For fixed-rate mortgages, interest rates are stable for the life of the loan. For adjustable-rate mortgages, interest rates are the same for a certain number of years (typically five, seven or 10 years), then the rate fluctuates annually based on the market interest rate.

One thing to take into consideration when deciding between a fixed-rate and adjustable-rate mortgage is how long you plan on living in your home. Fixed-rate mortgages might be a better fit if you plan on staying in a home for quite some time. Fixed-rate mortgages offer greater stability over time in comparison to adjustable-rate mortgages, but adjustable-rate mortgages can sometimes offer lower interest rates upfront. If you don't have plans to keep your new home for more than three to 10 years, however, an adjustable-rate mortgage might give you a better deal. There is no best loan term as a general rule; it all depends on your goals and your current financial situation. Make sure to do your research and know what's most important to you when choosing a mortgage.

Trust is like love.

You want to believe in it, but then your rational side kicks in and dents your faith.

Here at the Ministry of Failed Relationships, we understand this. There is nothing worse than committing yourself to someone who poses as your soulmate, only to discover that their soul has drunkenly mated with a passing half-sized halfwit.

One company has -- perhaps inadvertently -- stumbled upon a notion that might ease your worried brow. Or confirm your dearest fear. For it is now offering phones that have built-in spyware.

mSpy created its software with a mind to, say, help parents track their unruly teens. Now, however, with the release of preloaded phones such as the HTC One, Nexus 5, Samsung Galaxy S4 and iPhone 5S, you can merely buy your lover a gift and watch it keep on giving.

Mind you, mSpy's founder, Andrei Shimanovich, told Forbes it's not actually his business how people will end up using this nifty software.

Or think of it this way: spy software doesn't spy on people, but rather people spy on other people.

Indeed, though the concept of spying has enjoyed some nuanced developments over the last few months, I was reasonably sure that spying on my lover would be illegal.

So for starters I thought I'd IM with an mSpy rep to see how easy this whole thing was. I posed as a troubled lover, and in return got what seemed to be rather canned answers.

Me: Can I really spy on my lover with this? I think she may be cheating on me.

Karen, the sales manager: You can do that once you install mSpy on her phone.

Me: Is it easy to install?

Karen: It is very easy and fast to install mSpy on the target phone.

Me: But how can I do it without her knowing?

Karen: We can walk you through installation after purchase.

I then told Karen which type of phone I'd like to track. An iPhone 5. Yes, I imagine my perfect, imaginary lover has an iPhone 5.

Karen's reply:

Dear Customer, please be advised that an iPhone must be jailbroken before the installation, but the process is very fast and easy - it takes only few minutes to jailbreak an iPhone. I confess that there was a certain side of me that felt excited, although if I was to spy on my imaginary lover there would surely soon be no traces of the relationship left.

Moreover, the legalities were still preying on my conscience. When I asked "But how can I do it without her knowing?" I fear that my IM buddy heard only "how can I do it" and provided merely a practical response, missing the "without her knowing" portion of the question and its deeper foray into the ethics of the situation. Or maybe that was something for later in the discussion, when we got down to brass tacks.

Still curious, I wandered over to the mSpy legal agreement. It reads, in part:

It is a considered federal and/or state violation of the law in most cases to install surveillance software onto a mobile phone or other device for which you do not have proper authorization, and in most cases you are required to notify users of the device that they are being monitored. Failure to do so may result in a violation of federal or state laws, if you install this software onto a device you do not own or if you do not have proper consent to monitor the user of the device.

After these words of warning, in large blue type is, "We absolutely do not endorse the use of our software for illegal purposes."

But I always thought that all was legal in love and war.

Still, was mSpy just ever so slightly encouraging me to spy on my lover?

I've had lovers sneak into my emails and probe my phone. When I discovered them, their reply was always: "What? You thought I wouldn't? Do I look stupid?" Or expressions to that effect.

So perhaps all this spying is, indeed, quite normal. But it won't have mSpy's official seal of approval.

An mSpy spokeswoman told me:

mSpy does advocate notifying users of the device that they are being monitored. During the installation stage (which had yet to be approached), users need to tick off a few boxes confirming that they have informed the monitored party and got his/her consent. As well, customer services representatives are required to share with you this information as you navigate the process. mSpy's disclaimer clearly state that we do not approve of the illegal use of our software and in the case when the legal breach has been identified we will cooperate with relevant authorities, if required.

I leave all this, therefore, to your conscience, just as I leave national security to the consciences of those who direct it.

Most people will admit that they'd dearly wished they had evidence to back up their suspicions, when they thought their lovers were less than faithful.

But those suspicions in themselves surely described the truth of the relationship.

The difficulty, of course, is waiting for that truth to emerge. Some wait for days, months or even years to discover that what they'd feared was true. Or, more painfully, to discover that the truth was even worse than they'd feared.

Spying can never save a relationship. All it can save is time.

Supercharge your iPhone video with DJI's OM 5 gimbal

Phones like the iPhone 12 Pro Max or Samsung Galaxy S21 Ultra can already shoot superb-looking video that can beautifully capture your holiday or just life around the house. But if you want to take your video production to the next level you could consider investing in a stabilizing gimbal and DJI's latest OM5 is a great, compact option to go for. 

Like other phone gimbals -- and their larger cousins, aimed at heavier DSLRs -- gimbals use various motors to keep your device rock steady, smoothing out the sort of shakes and wobbles you'd normally expect to see when holding your phone. The OM5 is much the same, but offers a few key features that make it great for vloggers and other mobile creatives, including a compact, folding design, a built-in extension pole and a handy magnet mounting system. 

The DJI OM 5 is available now worldwide and will set you back $159 (£140, AU$239).

Here's what I like about DJI's new gimbal. 

Pocket-friendly design

The joy of filming your trips on your phone is that you don't have to carry loads of extra gear with you, so having to pack an enormous stabilizer like DJI's professional RS2 gimbal sort of defeats the purpose. Thankfully, the OM5 employs a clever folding design that allows it to squash down into something you can comfortably fit in a jacket pocket.

That means it's always available when creativity strikes. It also means that even when you chuck it in your backpack, its 290-gram (10.2 ounce) weight won't drag you down. The phone attaches with a magnetic clamp that detaches from the gimbal itself. It's a neat design that means the gimbal can pack down smaller when not in use while the clamp itself is so slender that you won't notice it much when it's still on your phone. 

Solid performance

The OM 5's stabilization is impressive. It's able to smooth out hand movements entirely, resulting in slick, professional-looking footage even when using the iPhone 12 Pro Max's 2.5x zoom lens or super-wide angle lens. My early review model had the odd occasion when it started to shake or wobble for no discernible reason but a quick "off-and-on-again" of the gimbal sorted it out. I was impressed at how good the footage looked (using both the iPhone's standard camera app and DJI's Mimo app) and I'd definitely consider using it when filming with my phone for my own YouTube channel.

Battery life is great, too, with DJI claiming about 6 hours from a 1.5-hour charge. From my own use I'd say that's about accurate. The full 6 hours is a hell of a long time to film for, so I suspect for most people -- myself included -- you'd comfortably be able to charge it before you go on holiday and not worry about recharging again until you get back.

Built-in selfie stick

Selfie sticks might look faintly ridiculous but that extra extension can help you get much more dramatic selfies and the OM 5 has one built right in. Pull on the top and the gimbal section will extend away from the handle by almost 9 inches which not only helps you get better selfies but also allows for some much more creative shooting. 

I found it particularly great for getting low down shots, holding the gimbal upside down with the phone almost scraping along the ground, or zooming through grasses. The gimbal automatically adjusts when in this position and you can start and stop recording using the physical buttons on the handle, rather than having to reach down to tap on your phone. 

Easy to use

Setting up professional gimbals with full-sized cameras can be a nightmare, involving fine-tuning the camera's position in order to get the balance just right. Swap a lens though and you'll need to rebalance everything. The OM5 doesn't require much in the way of adjustment -- just pop your phone in the clamp and slap it on the mounting point, then turn it on and the gimbal will adjust to support the weight of whatever phone you're using. I tested the OM 5 with the iPhone 12 Pro Max and had no problems at all, despite its hulking 6.7-inch frame.

There are few buttons on the gimbal's grip, but they're comfortable to reach with your thumb and make it easy to quickly change the phone from landscape to portrait orientation (for you TikTok vertical video fans) or to adjust the position using the joystick. There's also a zoom button, which swaps between your phone's different lenses, and a start-stop recording button. These only work when you're filming using DJI's Mimo app, however. 

The app also offers shooting tips for different environments as well as tracking for people or pets to help keep them more in frame. 

Handy accessories

The OM 5 comes with a mini tripod in the box, which functions as both an extra bit of handle to hold on to. It also gives the gimbal something to stand on if you want to shoot timelapses, or you want to film yourself in front of the camera. 

DJI has also released an alternative magnetic phone clamp which has its own built-in LED light for lighting up your face when shooting selfies in dark conditions. It's an extra $59 (£42, AU$79), so won't be to everyone's taste, but it offers multiple brightness and color temperature levels and is rechargeable over USB-C.

The one thing it doesn't have is any way to attach an external microphone, which I feel is a huge oversight for a product aimed at vloggers who want to speak at the camera on location. Without one, you're forced to record audio using only your phone's built-in microphone, which won't perform nearly as well as a small external mic like Rode's VideoMicro. If, like me, you're a vlogger keen on getting better audio, you'll need to consider third-party clamps that attach to the handle. The downside is that you'll then need a wire connecting to the phone, which could affect the performance of the gimbal itself. I'd love to see DJI find a better solution here. 

I like the DJI OM 5 overall, however, and it's a solid option to consider if you want to give your phone footage a more professional upgrade. YouTubers and vloggers who rely on phones for filming are well catered-for here, while the gimbal's simple operation makes it great if you just want more cinematic footage of your holidays to share with your family.

GameStop Launching Digital Wallet for Cryptocurrencies, NFTs

GameStop is going all in on crypto. The video game retailer launched its own self-custodial ethereum digital wallet, it said Monday. The wallet will be accessible through a Google Chrome extension and can be used to buy and sell NFTs on GameStop's upcoming NFT marketplace, which is expected to launch by the end of July.   

NFTs, or nonfungible tokens , are digital assets like pictures, video or art whose ownership can be traced using blockchain technology. Many different businesses --including the NFL and Twitter --  have embraced the technology this year, as some of the collectible assets have sold for hundreds of thousands and even millions of dollars.   

Self-custodial wallets only give the user access to the private digital key needed to access the wallet. The key is not stored anywhere else, which means that users don't have to rely on an intermediary like Robinhood or PayPal to buy and sell cryptocurrencies and NFTs. 

GameStop partnered with blockchain startup Immutable X to create its upcoming NFT marketplace. To help boost the venture, the companies are also planning to launch a $100 million fund that will award grants to artists who make NFTs for GameStop's marketplace. 

Instead of dollars, the fund will pay artists in Immutable's own cryptocurrency, IMX, which has declined significantly in value over the course of the year. 

Last year, GameStop hit the headlines when its stock rose to massive heights as Reddit users banded together to buy shares of the struggling game retailer. The frenzy may be long over, but the fallout continues: One hedge fund said last week it's closing its doors after it was unable to recover from 2021's GameStop short squeeze.

When Dodge first rolled out the 2023 Challenger and Charger, it promised seven limited-run Last Call special editions. We've already seen the first -- the Dodge Challenger Shakedown -- and now it's time to check out something with a little extra interior space and a whole lot of grip.

Dodge this week unveiled the 2023 Charger Super Bee, the second Last Call model to make its debut. As with previous vehicles to carry the Super Bee badge, this latest iteration is meant to be a car that can hang out on the street or the drag strip, right from the factory.

The 2023 Dodge Charger Super Bee helps achieve this with a set of factory-installed drag radials, measuring 275 millimeters wide on Scat Pack models and 315 mm on Scat Pack Widebody variants. Its adaptive dampers also include a Drag Mode. A set of factory hood pins keeps the drag aesthetic going, as well. Eighteen-inch wheels are standard on the Widebody, with the standard body receiving 20-inchers.

The side graphics are pretty slick, especially with Plum Crazy behind them.

Dodge

Otherwise, the changes are mostly aesthetic in nature. The Super Bee adds -- you guessed it -- Super Bee badges inside and out, in addition to a big ol' Super Bee graphic on the hood scoop, as well as some striping on the rear fenders. The exhaust tips are black, and the brake calipers are red. Inside, there's more Super Bee badging and logos on the seat backs.

Since it's based on the Scat Pack, the Super Bee uses a 6.4-liter Hemi V8 producing 485 horsepower and 475 pound-feet of torque, so don't expect this thing to be ripping 10-second quarter mile times right out of the box. And I wouldn't expect those drag radials to last too long under regular on-road use, either. Only 1,000 Super Bees will be built, comprising 500 Scat Pack variants in B5 Blue and 500 Scat Pack Widebody variants in Plum Crazy. Ordering will open in the fall.

OnePlus 10 Pro, finally out in China, is a strong contender as a top phone of 2022

After drip-feeding out details about its new flagship phone over the last week, OnePlus has finally revealed the OnePlus 10 Pro in China.

Even now, there are still a few things left to mystery, such as its launch price when it goes on sale in China on Jan. 13 or when it will be available elsewhere. (OnePlus has only said it will launch globally later in 2022.) But what we do know is that with powerful specs and sharp cameras, the OnePlus 10 Pro could be one of the top phones released in 2022. 

The details OnePlus dropped up until now confirmed that the OnePlus 10 Pro would pack the new Snapdragon 8 Gen 1 chipset and run on the company's OxygenOS 12 (based on Android 12), which folds in "feature-rich" parts of Oppo's ColorOS for the first time. 

That's still true and we now know the phone will pack the Snapdragon X65 modem, which supports more 5G networks, frequencies and bandwidths along with increasing the maximum download speeds to 10Gbps. While you probably won't hit that cap with today's carriers, the new X65 should provide faster and more consistent 5G speeds. The OnePlus 10 Pro also will have up to 12GB of LPDDR5 RAM and up to 256GB of UFS 3.1 storage, which are the same specs as last year's OnePlus 9 Pro.

The 6.7-inch OLED display is the same size as its predecessor's. It has a maximum 120Hz refresh rate that makes browsing the internet or gaming very smooth, though it adaptively cranks the rate down to even 1Hz (or one frame per second) during low-demand tasks to save battery life. The phone comes in two colors: a seafoam Forest Green and matte Volcanic Black.

OnePlus has confirmed that its new phone will inherit last year's rear camera setup, too: a 48-megapixel main camera, an 8-megapixel telephoto camera and a 50-megapixel ultrawide camera with a maximum 150-degree field of view. The 10 Pro will get an improved 32-megapixel camera, which should take sharper photos than the 16-megapixel selfie camera on its predecessor.

As the second generation of OnePlus phones to have Hasselblad-tuned cameras, the OnePlus 10 Pro's photo capabilities have been refined in a handful of ways. First is an improved Pro Mode that takes photos in 12-bit RAW Plus, a new format that combines the rich data capture of RAW with on-device image processing to give shots more accurate colors. When taking more casual photos, all three rear cameras have 10-bit color for over 1 billion possible hues.

Hasselblad's influence can also be seen in Master Mode, which offers three filters tuned by professional photographers and artists that making shooting fashion, wildlife and urban spaces look more stylized and unique. For video, the new Movie Mode lets you tweak settings like ISO, shutter speed and white balance even while recording for tight control on focus and lighting.

The 10 Pro's 5,000mAh battery is the biggest on a flagship OnePlus phone yet, but it's the 80-watt wired charging that will make it stand out from the competition. The company claims it will bring the phone from 1% up to full charge in a very specific 32 minutes. The phone also supports up to 50-watt wireless charging, which will recharge a similarly nearly dead phone in 47 minutes, OnePlus estimates.

On paper, the OnePlus 10 Pro seems like it will be a strong contender among the best phones in 2022, though we'll have to wait until we can test it at an undetermined later date for an as-yet-unannounced price.
